Want to buy or renovate a house in Germany and save energy at the same time? Then green mortgages in Germany are for you. They bring lower interest rates, state subsidies and long-term savings.

What actually is a green mortgage?

In short: you get money from the bank when you buy or refurbish an energy-efficient house. Solar on the roof, heat pump in, new windows – the „greener“, the better. Your house should use at least 30% less energy than a „normal“ one.

In Germany there are programmes from KfW or banks like apoBank. If your house meets KfW standard 55/70/85 or has an A-rating for energy efficiency, you get extra support from the state.

Why it's worth it

Low interest & extra subsidies

  • KfW loans 261/262: Up to €150,000 with top rates (around 1.07%) and bonus discounts of up to 45%.
  • apoBank: Even better terms for A+ houses.

State support

Many programmes offer repayment grants or an initial payment holiday.

Lower running costs, higher value

Heating costs down, property value up – makes sense. And at refinancing you usually have better options.

Tax (AfA)

If you let the property or use it for business, energy-efficient building can mean more depreciation. Refurbishment can often be written off over 3–5 years – more benefit each year.

Who can get a green mortgage?

Your house has to meet the bar

At least KfW 55 standard or something comparable (e.g. EU equivalent).

Owner-occupied only

You live in it yourself or are doing a green refurb. Classic buy-to-let is out.

Energy assessor is mandatory

Before you start: get your house assessed – a certified energy assessor has to sign off.

How do you get one? Step by step

  • Get an energy assessor – they produce your efficiency certificate.
  • Choose a bank – e.g. KfW, apoBank, Sparkasse or another with green programmes.
  • Apply early – submit everything before you drive a single nail.
  • Lock in offer & terms – good chance of grant, top rates and payment holiday.
  • Refurbish & final check – after works, a follow-up check confirms everything is in order.

What to watch out for

  • Don't apply too late! – If refurb has already started, no more grant.
  • Assessor and reports cost money but are almost always worth it.
  • Combine grants – e.g. with BAFA or regional schemes.
  • Think long term – the effort pays off.

Conclusion: Is it worth it?

Green mortgages in Germany are a smart mix of environmental sense and saving money. You get strong terms, state bonuses, tax benefits and lower running costs.

So: get an energy assessor early, compare the best offers and work with a bank that knows the field. Your wallet and the planet will thank you!
